They're written into the lease and identical for all eight rooms. Better read now than after signing. Every card has a reverse side: what the rule means in practice.

In your room and in the shared areas. It's a clause in the lease.

It applies to all eight rooms, no special cases. As there's no balcony or terrace, smoking happens in front of the building. A smell in the shared areas gets sorted by talking, never by a deduction from your deposit.

No pets

No exceptions: the clause is in all eight contracts.

The reason is in the house rules: allergies. Seven people share 107 m² of kitchen and shower rooms, and nobody picked their flatmates. If you have a pet, say so in your application.

Guests welcome

Having someone over is normal. Two people in one room isn't.

Just let your flatmates know: you share a kitchen and two shower rooms with them. The lease does set a written limit, for the case where someone genuinely moves in two-to-a-room. Nobody counts anybody's nights.

A company comes every week, and your charges cover it.

Every week: the kitchen, the living room, both shower rooms, both toilets and the corridors. It's covered by your service charge. Your room, your washing-up and your laundry stay yours.

A lease in your name alone

You pay for your room only, and you're liable for nobody else.

    The form takes three minutes. No documents at this stage: first we want to know who you are and what you're looking for.

  2. Within 48 working hours

    We call you

    A ten to fifteen minute call, in French or English. You ask your questions, we ask ours, and we tell you straight whether the room fits.

  3. Straight after

    You view the flat

    In person where possible, by video call if you're far away. You see the room, the shared areas, and you meet the people who live there.

  4. 24 to 72 hours

    You put your file together

    ID, proof of employment or study, your last three payslips or the equivalent, and your guarantee. We send the exact list after the viewing.

  5. Moving-in day

    Signing and keys

    The inventory is done with you, on site, with photographs. You leave with your keys, the door codes and the house handbook.

The order matters, and it isn't negotiable

If you use a guarantee scheme such as Visale, the visa must be obtained BEFORE the lease is signed. A lease signed first can no longer be covered: the guarantee is refused, permanently. It's the most common mistake, and there's no way back from it.

A rental file stands on two legs: your income and your guarantee. The second is what stops most applicants — and it's the one you can sort out before you've even viewed the flat. Here are the three routes.

Visale

The public guarantee from Action Logement

A free guarantee issued by a public body, standing in for the guarantor you may not have. You apply yourself, online, and receive a 'visa' to show us. It covers far more people than most assume: everyone aged 18 to 30 with no further conditions, and beyond 30 if you started your job less than six months ago, are relocating for work, or earn up to €1,710 net a month.

  1. In Annemasse the maximum guaranteed rent is €1,575 including bills — and €840 for a student or apprentice, with no proof of income required at all. Both our rooms sit below either ceiling.
  2. Visale only checks that the rent stays under half your income — half as demanding as the usual three-times-the-rent rule.
  3. In a house share, each person applies separately and signs their own lease: exactly how we operate.
  4. The visa arrives within a few working days and stays valid for three months — six for students and apprentices. Get it BEFORE you sign anything.

A personal guarantor

A parent, a relative

The classic route: someone stands as guarantor and provides their own paperwork. They need to live in France and have sufficient income.

  1. Warn them early: they'll need to gather their own documents, and that's usually what holds a file up.
  2. A guarantor living abroad complicates things considerably. Visale is almost always simpler in that case.
  3. A guarantor or Visale, never both: French law forbids combining a guarantee with another one on the same lease.

A private guarantee

Garantme, Cautioneo and similar

Companies that stand as guarantor for you, for a fee based on the rent and payable by you. This is the fallback when neither Visale nor a personal guarantor is possible.

  1. Expect a percentage of the annual rent, paid on signing. Rates differ between providers: read them on their own sites — we recommend none of them.
  2. Only worth considering once you've checked your Visale eligibility, which costs nobody anything.

And housing benefit

Your lease is individual and in your name, so you can file your own claim with the CAF, calculated on your income and your share of the rent. It's called APL for state-subsidised housing and ALS for everything else — here it will be ALS. The benefit starts the month after you move in AND file: claim as soon as you arrive, it isn't backdated.

Yes. The figure shown includes water, electricity, heating, internet, cleaning of shared areas, home insurance for the flat, building service charges and household waste tax. The amount is fixed in the lease and never reconciled at year end: there'll be no catch-up bill. Your groceries and your own liability insurance stay yours.

None. No admin fee, no lease drafting fee, no inventory fee. For scale: French law lets a professional charge a tenant up to €10.09 including tax per m² for letting the room, plus €3.03 per m² for the inventory — on a 10 m² room that would be roughly €130 extra on signing day. We charge nothing.

One month's rent excluding charges — the exact figure is shown on each room. It is paid on signing and returned at the end of the lease after the check-out inventory, less any damage. French law allows up to two months on a furnished let: we ask for one, and calculate it without the service charge. Joining a house share shouldn't mean finding €1,500 up front.

A one-year furnished lease in your name alone, renewed automatically. You can leave at any time with one month's notice, no reason required and no penalty. You aren't jointly liable for your flatmates' rent: everyone has their own contract.

Seven people, mostly young professionals, several of whom work in Geneva. We don't give out their names or jobs before the viewing, out of respect for them — but you'll meet them on the day you come, and that's the best way to tell whether you'll get on.

A company comes every week for the shared areas: kitchen, living room, shower rooms, toilets, hallways. It's included in the service charge. Your room, your laundry and your washing-up stay yours — the one thing that takes a bit of collective discipline.

The flat is on fibre and the subscription is included in the charges. We're currently measuring the real speed in each bedroom and strengthening coverage where needed. If you work on video calls, say so: we'll give you the reading for that specific room before you commit.

No, the flat has no allocated space. Parking is on the street and in nearby public car parks. If you absolutely need a space, mention it in your application: we're currently looking for spaces to offer nearby.

Yes. This is a common misunderstanding: Visale doesn't replace the deposit, it comes on top. It covers unpaid rent and up to two months of damage, but the deposit is what answers for everyday wear and tear. The only case where a deposit is forbidden is the mobility lease, which we don't use here. We ask for one month excluding charges, whatever your guarantee.

No. The Visale guarantee from Action Logement is free and replaces a personal guarantor; it covers far more profiles than people assume, particularly the under-thirties and employees early in a contract. One rule to respect: get the visa BEFORE signing the lease. See the 'Your guarantee' section above.

Yes. The lease is individual and in your name, so you can file your own claim with the CAF after signing. For a privately let furnished flat like this one it is called ALS rather than APL — same benefit, different label. The amount depends on your income and your share of the rent, and it is not backdated: claim as soon as you move in. The simulation on caf.fr is the only reliable source.

You message us, and we deal with it. That's exactly what management is for: a broken boiler on a Sunday shouldn't become your problem, or a debate between eight people. We handle emergencies the same day and everything else within the week. What makes people leave a house share is almost never the flat — it's a leaking shower nobody has answered about for three weeks.

On the file, then on meeting you. The file says whether the rent is manageable for you; the call and the viewing say the rest — your hours, how you feel about noise and cleaning, what you want from a house share. Seven people already live there and didn't pick their flatmates: our job is not to land them with an arrangement that won't last three months. That protects you too.

No, and we won't set one. Age is one of the grounds on which French law forbids refusing someone housing, and that isn't a formality: it's for the landlord to prove a refusal was justified, not for the applicant to prove otherwise. What we look at is income, guarantee and lifestyle — none of which has an age.

No. We do the viewing by video call, camera in hand, in French or English, answering your questions live. Many of our applicants are arriving for a job in Geneva and can't travel beforehand.
