A listing goes online, money lands at the end of the month: that is all an owner ever sees of a short let. In between sits a full-time job. We have written the inventory out, task by task, without rounding anything off.

How it goes

Five steps,then you're out of it.

Every step has a deadline. If we miss it, you're entitled to say so.

  1. Day 1

    01. First conversation

    Fifteen minutes on the phone: where the property is, its size, its condition. We tell you straight away whether your local council allows what you have in mind — sometimes the answer is no, and it's better to know now.

  2. Within 48 business hours

    02. Costed study

    A written estimate: expected gross income, running costs, taxes, our fee, and what actually lands in your account. Compared against what the same property would earn on a standard long let. No commitment.

  3. Within 7 days

    03. Visit and assessment

    We come and see the property: condition, equipment, real potential. That is when we put a figure on either the rent we can guarantee you, or the income to expect under management.

  4. Within 14 days

    04. Signature and going live

    Contract, photographic inventory, furnishing if needed, professional shoot, listing written and published, self check-in installed, council declaration and registration number obtained.

  5. The 10th, every month

    05. You get paid

    Transfer, itemised statement, and a report on what happened at your property: nights booked, average rate, callouts, reviews received. Without having to ask.

Regulation

In 2026, the law changed.Twice.

Most owners aren't compliant and don't know it. The rules tightened fast, and they don't apply the same way from one council to the next.

We check these points for your specific council before we even make you an offer. If your property can't be run the way you pictured, you'll know on the first call.

The written commitment

Three months to change your mind.

If after three months the arrangement doesn't suit you, for whatever reason, you leave. Under full management and house share, we refund the fees we took over those three months. Under guaranteed rent, where there is no fee, we release the lease with no penalty and the rent already paid to you stays yours. You don't have to explain yourself.
