Most investment support stops at completion. Ours starts there: we then run the property, so it's squarely in our interest not to let you buy a bad deal. If a property is badly located, badly laid out or in a council area that's too restrictive, we'll say so — because we're the ones who'll have to fill it.

Numbers that include what gets forgotten

Voids, furniture wear, consumables, tourist tax, equipment replacement, actual tax treatment. These are exactly the lines missing from online yield calculators.

Regulation checked before the offer

Night cap, change of use, compensation requirements, building rules, energy rating. A property can be excellent and legally unusable in the way you had in mind.

Works designed for letting

You don't renovate a rental the way you renovate your own home. Layout, bedding, sound insulation and the number of beds matter far more than the quality of a splashback.

Operation starting at handover

Furnishing, photo shoot, listings, filings. The property earns as soon as it's handed over, without the usual months of drift.

The expensive mistakes get made on a floor plan, in a few minutes, long before anyone knocks a wall down. That's when an outside opinion is worth the most, and it's when we get called the least.

You're about to renovate your own place

“I'm about to commit to major works and find out afterwards that I got it wrong.”

Talk to us before the first quote. We look at the plan and tell you what we would do to make the property fill up once the works are finished: how many beds, circulation, storage, the shower room, sound insulation. A wall moved to the right place usually counts for more than a high-end kitchen.

You're buying a property that needs gutting

“I can see the potential, but I don't know what it should look like at the end.”

We map out the layout, the decoration and the equipment with you, room by room, down to the furniture list. The point isn't to make it pretty: it's a modern, photogenic, hard-wearing property that stands up to turnovers and doesn't look like the listing next door.

You want to stay in control

“I don't want to hand my keys to someone I don't know.”

That's a fair position. You can buy the advice on its own: you leave with our written opinion and you run the property yourself, with no mandate and no commitment.
