The company
Cosy'Part came out of a simple observation: between the owner with neither the time nor the inclination to manage, and the management company collecting a percentage while risking nothing, someone was missing — someone willing to take the lease and absorb the empty weeks.
We started with our own properties, in Annemasse, minutes from the Swiss border. We signed the leases, fronted the furnishing costs, banked the full months and absorbed the quiet ones. We learned what a badly organised turnover actually costs, what continuously adjusted pricing actually returns, and how much local regulation can change the equation from one property to the next.
That experience is what we sell today. Not a method picked up on a course, nor a model imported from a market that has nothing to do with ours. Every plan we offer an owner, we run on our own properties first.
That has a direct consequence for how we work: we turn properties down. If a property is badly located, poorly insulated, or sits in a council that has tightened its rules to the point of making the operation impossible, we say so rather than getting a signature. It's less profitable in the short term. It's the only way to last.
