The company

Cosy'Part came out of a simple observation: between the owner with neither the time nor the inclination to manage, and the management company collecting a percentage while risking nothing, someone was missing — someone willing to take the lease and absorb the empty weeks.

We started with our own properties, in Annemasse, minutes from the Swiss border. We signed the leases, fronted the furnishing costs, banked the full months and absorbed the quiet ones. We learned what a badly organised turnover actually costs, what continuously adjusted pricing actually returns, and how much local regulation can change the equation from one property to the next.

That experience is what we sell today. Not a method picked up on a course, nor a model imported from a market that has nothing to do with ours. Every plan we offer an owner, we run on our own properties first.

That has a direct consequence for how we work: we turn properties down. If a property is badly located, poorly insulated, or sits in a council that has tightened its rules to the point of making the operation impossible, we say so rather than getting a signature. It's less profitable in the short term. It's the only way to last.

We say no

A property that doesn't stack up, we don't take. An owner who'd earn more managing alone, we tell them. Losing a deal costs less than running a property that doesn't work.

We take no hidden margin

Not on cleaning charged to guests, not on tradesman callouts. You get the original invoice. It's checkable, so it gets checked.

We keep the portfolio small

Beyond a certain number of properties per person, quality degrades mechanically: response times stretch, cleans get inspected less. We'd rather grow slowly.

Cosy'Part is run by its two founders. You speak directly to whoever decides, not to a customer service desk.

What makes us different

We are nota middleman.

Most management companies carry no risk at all: they collect a percentage, and an empty property costs them nothing. Cosy'Part runs its own properties, on its own leases, with its own money. When we get a price or a season wrong, we pay for it ourselves.

That's why we turn properties down. If a flat is badly located, poorly insulated or sits in a council area that's too restrictive, we'll tell you rather than get you to sign.

Nothing we sell was dreamt up in a meeting. We run it on our own properties first.
