Four questions
Which one is yours?
Start at the top, stop at the first «yes»
I want a certain figure, agreed upfront, paid even while the property sits empty.
YesGuaranteed rentWe take the lease and become your tenant. The same amount, on the same date, whatever the occupancy.NoI accept that the income swings from month to month, to aim higher.
YesFull managementYou stay the landlord and you keep control. The income tracks activity, and so does our fee.NoMy property is large: several rooms could be let separately.
YesHouse-share managementThe property is run room by room. One departure no longer empties the whole place.NoI want to keep managing it myself, but better.
YesAudit & consultancyWe audit your listing and your operation, hand you a costed report and an action plan, and you apply it alone.
What owners ask us before signing
The three questionseverybody asks.
No. The Airbnb and Booking accounts stay open in your name: you see every booking, every amount, every review, live. You block the dates you want for yourself. And if you leave, you leave with the listing, the photos and the history. Some operators create the listing under their own name and keep it when you go. We never do that.
A local team you meet before signing. Not an anonymous contractor found the night before on a marketplace. Every guest is vetted before approval, and we turn down requests that don't sit right with us — one empty night costs far less than repairing a party. A photographic inventory is taken at every turnover.
Under management, we earn nothing either: our fee is a percentage of what the property produces. Our interests are aligned by design. And if you'd rather carry no risk at all, that's exactly what guaranteed rent is for: we take the lease, we pay the rent, and empty weeks become our problem.
Next step
Tell us where your property is.We'll tell you what it can earn.
A costed study, specific to your property and your local council. You get it within 48 working hours. Do whatever you like with it, including nothing.
Free. No commitment. No automated follow-ups.
